HOME RENTAL POLICIES
Check In Time: 3:00 p.m. (Unless otherwise arranged with reservation agent.)
Check Out Time: 11:00 a.m. (Unless otherwise arranged with reservation agent.) Do not leave the key at the rental unit or at the Guard Gate. Late check out has to be arranged in advance with the reservation agent. There is a fee for late check out.
Reservations: Reservations requests may be made using the reservation calendar on the website or by calling to 602.288.8609 or 520.204.1545 or contact us. All reservations must be confirmed via the telephone or email. A down payment is required on all confirmed reservations and can be made by Pay Pal ( credit or debit card ) It is preferred that Rental fees and balances be paid in cashier´s check or money order, 20 days prior to arrival. Reservations require 1 night minimum on off peak seasons, holiday weekends require a 3 night minimum. All rentals must be paid in full at the time of arrival. FMI Rentals reserves the right to refuse service to anyone.
Security Deposit: Restrictions apply to Laguna del Mar ( Villa del Deceo & Villa Alegria )
Cancellations: All cancellations must be made 15 days prior to arrival. For all holiday rentals, a 30 day cancellation period is required. Neglect to do so will result in complete confiscation of rental money. There is a $50 processing fee for canceling any confirmed reservation no matter how far in advance.
Credit Cards: FMI does accept credit cards ( Visa, American Express, Master Card & Discover )
NOTICE: Although we hope none of the following will occur, Mexico is a third world country and any or all of the following may not be working at any given time: phone, electricity, water, cable, internet, etc. Please be patient, as repairs will be made as quickly as possible, usually within 48 hours. Emergencies always precede minor repairs. Sit back, relax, enjoy the beautiful ocean breezes and one of Rocky Point’s incredible sunsets and remember, don’t lose your sense of humor!
FMI Rentals cannot be responsible for: lack of electricity due to power outages having anything to do with storms, humidity, the electrical company (CFE) or by any other means out of our control. Nor can we be held responsible for water shortages that occur due to the lack of water in the town of Puerto Peñasco (Rocky Point).

SPRING BREAK RULES
You must be over the age of 21 to rent FMI Properties during Spring Break time periods. The only exception to this rule is that we will rent to families with their children. FMI will strictly enforce this policy and reserves the right to refuse to rent to any persons who do not meet this criteria. Additionally, FMI will monitor and strictly enforce the total occupancy of properties as agreed upon in the Rental Agreement. Should the agreed upon occupancy be exceeded, all occupants will be required to vacate the property immediately.
LAS CONCHAS RENTAL POLICIES
As a renter, you are a guest in Las Conchas and we want your stay to be a good experience. In order to achieve this, please adhere to the following Las Conchas rules:
Renters are not allowed to bring ATV'S, dirt bikes, sand rails, jet skis or motorized watercraft into Las Conchas.
NO VEHICLES OF ANY KIND are allowed on the beach, VIOLATORS WILL BE SUBJECT TO CONFISCATION OF THEIR VEHICLES.
FIREWORKS & ATV's ARE NOT ALLOWED in Las Conchas at any time anywhere! FIREWORKS & ATV's WILL BE CONFISCATED BY THE GUARDS SHOULD THEY BE USED IN THE LAS CONCHAS AREA.
Please place all trash in plastic bags and deposit in the trash barrel in front of your rental home for pickup by our trash collection service. All trash MUST be in plastic trash bags. Unbagged trash will not be picked up.
We ask that you be considerate of your neighbors, complaints may result in a visit by the Las Conchas Guards to resolve any problems reported.
Should an emergency occur, notify the guard gate immediately.
