RESORT RENTAL POLICIES:
We accept credit card payments, cash and bank deposits. Sixty (60) days or more prior to arrival, we will charge 50% of the total cost. Within thirty (30) days of your arrival, we will charge 100% of the total cost. Any reservation made within thirty (30) days of your arrival date will be charged in full.
REFUND POLICY:
It is important that you clearly understand our policy for refunds, cancellations, and changes. Confirmed reservations which are cancelled before 10 calendar days of your check-in date will result in a $0.00 cancellation fee. A cancellation within 10 days of the check-in date will result in a charge of 100% of your payment. Spring Break, Fall Break, Holidays and specific special events have a NO CANCELLATION/NO REFUND policy. There are NO REFUNDS for early departures. All cancellations MUST BE made via email. NO REFUNDS will be made for a NO SHOW of any reservation. Any changes to your reservation will result in a $20.00 processing fee. There will be no changes allowed within 10 days of your arrival.
DAMAGE WAIVER:
A damage waiver charge is included in the cost of all reservations and replaces a security deposit. This charge is not refundable. The amount of this charge is dependent on the size of your rental unit. This waiver is very important to you as a vacationer. The waiver covers UNINTENTIONAL DAMAGE to your vacation rental unit and all contents up to $500.00 U.S. Dollars. Malicious behavior or intentionally damaged items are not covered under this waiver. A Damage Waiver agreement must be signed at check-in.
RULES AND REGULATIONS:
The rules and regulations of the property are strictly enforced. Failure to comply could result in eviction and no refund of any monies paid. No pets are allowed in any property. All Resorts enforce a 10:00 p.m. quiet policy. After 10:00 p.m., loud noise or music must cease. Fireworks are not allowed on any property or beach area in front of any property. It is a City Ordinance that fireworks are not allowed within the city limits. Charcoal BBQ’s are in the common area. For safety of the resort, no BBQ’s are allowed for renters on any patio or terrace.
SPECIAL REQUESTS:
The rentals we manage are individually owned. Management will strive to comply with all reservation requests for specific units. However, due to owner changes, removal of units from the rental program, or mechanical problems, WE CANNOT GUARANTEE a specific unit.
OCCUPANCY:
Each property we manage sleeps a specific number of persons (adults and children included). The number of occupants you paid for is noted on your confirmation. You will be subject to eviction and receive NO REFUND if more people are found in your rental. Should the property allow additional persons than on the reservation, extra persons are allowed at a charge of $20.00 per person per night (children 12 years and under are free).
RESTRICTIONS:
Guests are required to abide by the rules of the property in which you are staying and any notices posted by the property management or property association. Renter has total responsibility for securing protection against loss by fire or other cause to renter or renter’s belongings. No insurance is carried for the renter by the property owner or FMI Rentals.
CHECK-IN:
Check in time is always at 4:00 pm, but renters always can ask at the front desk and check if it’s possible an early check in.
LATE CHECK-OUT:
Pre-approved late check-out (arranged for on or before 10:00 a.m. on the day of departure) will be charged $20.00 per hour. Unapproved late check-out will be charged $30.00 per hour. To avoid late check-out charges, check-out by 11:00 A.M. Late check-out may not be available at peak operating times. Consult the front desk at time of check-in.
UNFORSEEABLE CIRCUMSTANCES:
FMI Rentals bears no responsibility in the event of loss of power due to weather, electric company outages, water company outages, inclement weather, or any circumstance that could be considered an “Act of God”. NO REFUNDS or cancellations will be offered for such circumstances.
